Paint is the one thing on a house that everybody judges and nobody sees being done. What decides how it looks in five years happens before the first coat: what came off the wall, what got opened and filled, and whether the surface was actually dry when the primer went on.
On a Florida stucco elevation that means washing off chalk, mildew and pollen and then waiting — a wall that looks dry an hour later is not dry. Everything after that is reading the day: recoat intervals move with temperature and humidity, and a coat applied too soon is a coat that fails early.
- Full exterior repaint: body, trim, fascia, soffit and rear elevations

The envelope is washed, then left to dry
Body, soffits, fascia and lanai roof pressure cleaned to take off chalk, mildew and pollen, then a dry-out period before anything is coated. Skipping it is the most common reason an exterior repaint fails early.
Cracks opened, filled and textured back
Hairline and settlement cracks get opened rather than skimmed, filled, and textured to match the wall around them. A patch that reads as a patch under low sun was finished flat.
Sealant renewed before anything is primed
Failed sealant at windows, doors and joints is cut out and replaced. A bead that has already split will not hold a coating over it.
Primer where the substrate calls for it
Bare and patched stucco takes an alkali-resistant masonry primer and sealer. The repairs are primed themselves before the topcoat, not just coated along with the rest of the wall.
Masked, cut by hand, pulled the same day
Windows, doors, hardware, fixtures, stone veneer and paver decking are protected, lines at every color change are cut by hand, and the masking comes off within the same working day so tape does not bake onto glass.
The color is changing, not just being refreshed
A change needs the association’s approval and more coverage than a recoat. Both get decided before anything is ordered.
The stucco is cracking, not just chalking
Once cracks have opened, the repair is the job and the paint is the finish. Coating over them buys a season.
It is two stories, or it faces the water
Access and exposure both change the sequence. The elevation taking the weather is prepared to a different standard than the one that is not.

What if something fails after you finish?
Our work carries a one-year limited workmanship warranty: if something we installed fails because of the way we installed it, we come back and fix it. Materials keep their manufacturers’ own warranties, which are usually longer. It has exclusions, and they are the usual ones — misuse, accidents, storms, settlement, missed maintenance, and work done by someone else after we hand over. On commercial and occupied-facility scopes the warranty is the one written into the contract.
