Four projects here, and they lean the same way: a paver patio with a screened lanai and artificial turf, a screen enclosure and lanai on another property, the exterior of a lakefront home, and the first exterior finish on a new-construction house.
A screen enclosure is engineered, not assembled. Florida's building code sets the wind load the structure has to carry, and the permit set has to show it holds — which means a drawing, a submittal and an inspection, not a crew and an afternoon. That work is inside the scope when we quote it; it is not an extra that appears later.
Lakefront changes the exterior. A house on the water takes wind and moisture from a direction the rest of the street does not, and it shows first on the elevation facing the lake — that is where the paint goes before the others do, and where the sealing has to be right rather than adequate. It is also why the prep on one of these jobs was longer than the coating.
