Specialized Building Repairs & Improvements

The scopes most general services would rather hand off. We hold them in-house, which is why we get called for the awkward half of a building.

Ask about this service

These are the scopes most general services would rather hand off: the awkward half of a building. Stucco that is cracking in one elevation and sound in the other. A concrete slab that has moved. A wall that was opened once and never closed properly.

We hold them in-house, which is why we get called for them. A repair is not a small version of a build — it is diagnosis first, and the work only starts once it is clear what actually failed.

What this covers
  • Selective and interior demolition
  • Metal stud framing and drywall systems
  • EIFS and stucco repair and replacement
  • Concrete repair and restoration
  • Structural repairs
  • Building envelope and water intrusion repair
  • Specialty installations
What we do not do here
  • Structural engineering design — we build to a signed and sealed drawing, we do not produce it
  • Roofing as a standalone trade
  • Cosmetic patching over a cause nobody has found
How it runs
01

Find the cause, not the symptom

A stain on a ceiling is not a ceiling problem. We open enough to see the actual path, and tell you what we found before we price the repair.

02

Agree the extent in writing

Repairs grow. The scope says what is included, what is excluded and what triggers a change — before the first cut, not after.

03

Repair to the assembly, not the surface

Substrate prepared to the manufacturer’s requirement, materials compatible with what is already there, and movement joints where the assembly needs them.

04

Prove it before closing up

Where water was the cause, it gets tested before anything covers it. Closing a wall over an untested repair is how the same job comes back.

What decides the schedule

What the opening reveals

The honest answer on a repair is that the first day changes the estimate more than any other day.

Cure and dry times

Concrete, stucco and coatings have their own clock and it does not negotiate with a calendar.

Weather

Exterior envelope work in Florida is a humidity and rain problem, not a temperature one.

What to have ready
  • Photos of the failure, and of the same spot after rain if that is when it shows
  • Any history you have: when it started, what was done before, by whom
  • Access to the space above and behind, if there is one

FAQ

What if something fails after you finish?

Our work carries a one-year limited workmanship warranty: if something we installed fails because of the way we installed it, we come back and fix it. Materials keep their manufacturers’ own warranties, which are usually longer. It has exclusions, and they are the usual ones — misuse, accidents, storms, settlement, missed maintenance, and work done by someone else after we hand over. On commercial and occupied-facility scopes the warranty is the one written into the contract.

How long does an estimate take?

One business day for a response, and a full estimate as soon as the scope is defined. If we cannot hit your bid date we tell you the same day instead of going quiet.

Do you handle emergencies?

Yes, 24/7. Water intrusion, storm damage, structural and envelope failures. Call (407) 470-8277.
