Everything outside the wall line: the work that keeps a property from ageing faster than it should. In Florida that is mostly a water and sun problem, and both of them work on a building every single day.
Exterior work is also where the gap between a cheap job and a sound one is invisible on day one and obvious in year three.
- Screen enclosures, lanais and rescreening
- Vinyl and aluminum fencing
- Pavers and hardscape
- Gutters and drainage systems
- Exterior concrete repair
- Patios and outdoor living spaces
- Exterior painting and coatings
- Pool construction and pool equipment
- Landscaping and irrigation design
- Seawalls and docks
Start under the ground
Pavers only stay flat if the base under them is right: subgrade compacted, an FDOT-approved aggregate base, then bedding sand. Everything that fails in year two failed in week one, down there.
Engineer what has to hold
A roofed structure is designed for Florida wind load, on footings cast to a signed and sealed drawing, and permitted before it goes up.
Choose for the exposure
Exterior-rated materials, freeze-thaw and UV rated where it applies, and movement joints at the spacing the assembly needs — a terrace with no movement joints cracks two summers later.
Send the water somewhere
Every hard surface added is water that used to soak in and now has to go somewhere. If that is not answered in the design, it gets answered by your foundation.
Permits and HOA review
Anything roofed, anything on a lot line, and most fences.
Weather
Concrete, pavers and coatings all stop for rain, and Florida afternoons have opinions.
Cure and settlement
Concrete cures before load. Base compacts before pavers. Neither hurries.
- A survey if you have one — it settles setbacks and easements in one document
- Photos of the area, and of where water stands after rain
- Your HOA guidelines, if the property is in an association
- Roughly how the space will be used, which decides size more than taste does
Which areas of Florida do you work in?
Home counties are Orange, Osceola, Seminole, Lake and Polk. We have delivered projects in Orlando, Jacksonville, Tampa, St. Petersburg and Gainesville, and we travel for commercial and occupied-facility work.
What if something fails after you finish?
Our work carries a one-year limited workmanship warranty: if something we installed fails because of the way we installed it, we come back and fix it. Materials keep their manufacturers’ own warranties, which are usually longer. It has exclusions, and they are the usual ones — misuse, accidents, storms, settlement, missed maintenance, and work done by someone else after we hand over. On commercial and occupied-facility scopes the warranty is the one written into the contract.
Do you handle emergencies?
Yes, 24/7. Water intrusion, storm damage, structural and envelope failures. Call (407) 470-8277.
