Orange County is home ground. Site visits happen the same week and there is no travel charge on them, which is less a courtesy than arithmetic — the drive is short enough that charging for it would cost more in explanation than it recovers.
The work here has been mostly envelope and exterior: full repaints with stucco repair underneath, a wood siding replacement, garage doors taken back to a finish instead of covered over, and a colour change on a Mediterranean elevation. On the commercial side, a storefront that had been struck by a vehicle — selective demolition, then structural stabilisation of the glass frame before anything went back.
One thing worth knowing before an estimate is written: whether the property sits inside the City of Orlando or in unincorporated Orange County decides which building department the permit goes to, and they are two different queues. It does not change the scope. It does change the schedule, and it is the kind of thing that should be settled before a date is promised rather than after.
