Read the rules before drawing anything

Associations have their own setbacks, colours, materials and fence rules, and they are rarely the same as the county’s. Designing first and reading second is how a project loses a month.

One complete submittal

An incomplete file does not get rejected — it waits. We would rather spend two more days assembling it than six more weeks in a queue.

Someone on our side owns the file until it is approved, and you get told where it is without having to ask.

HOA and permit run in parallel where they can. Where one depends on the other, that dependency is in the schedule from day one.

Which areas of Florida do you work in?

Home counties are Orange, Osceola, Seminole, Lake and Polk. We have delivered projects in Orlando, Jacksonville, Tampa, St. Petersburg and Gainesville, and we travel for commercial and occupied-facility work.

What happens between the estimate and the handover?

Five phases: preconstruction, mobilization, execution, quality control, closeout. Each phase has a defined start, a defined close and a document that closes it. The same five phases on a small repair and on a full commercial build-out.

How long does an estimate take?

One business day for a response, and a full estimate as soon as the scope is defined. If we cannot hit your bid date we tell you the same day instead of going quiet.
