Fence and Gate Installation

The scope an HOA homeowner asks about most, and the one an association is most likely to reject over a detail. Aluminum and vinyl fence set from the survey line, with the submittal handled before a post goes in the ground.

Ask about this service

A fence is the one thing on a property that everybody sees and nobody measures. Three hundred feet of it will follow every dip in the ground and every bend in a property line, and both of those stay visible from the street for as long as the fence stands.

Almost everything that decides how it turns out happens before any digging: the survey line, the association submittal, and the utility locate. Get those three wrong and the fence comes out crooked, gets rejected after it is up, or finds an irrigation main with a post hole.

What we do not do here
  • We do not survey the property. The line comes from your survey — if there is not one, that comes first
  • We do not decide a boundary. If it is disputed with a neighbor, that gets settled before we set a post
  • We do not dig before the locate is marked on the ground. It is free and it is required
How it runs

The line comes from the survey

Not from the neighbor’s fence and not from where the grass stops. A string is run the full length, the post centers are marked off that string, and the setback is read from the survey before anything is ordered.

The submittal goes in before the order

Style, height, color and setback go to the association first. A fence installed and then rejected comes down at somebody’s cost, and that is the most expensive way to find out what the covenant says.

Utilities located and marked

Free, required, and the reason a post hole does not find an irrigation main or a power drop. Nothing is dug until the marks are on the ground.

Posts set, plumbed and left to cure

Holes to the depth and diameter that the post size and the soil call for, posts set in concrete and plumbed on two faces, and the concrete left to cure before a single panel is hung.

Panels racked to the grade, gates last

Panels follow the ground where it falls and step at a wall. Gate posts go deepest, leaves hang on adjustable hinges to an even reveal, latches are aligned to catch on the swing, and both gates are cycled before anyone leaves.

Style, height, color, setback and a site plan. We prepare it; you sign it.

The ground is not flat

A racked panel follows the grade; a stepped one does not. Which one a run needs is decided on site, not on a drawing.

The run meets something else

A house wall, a retaining wall, an existing screen enclosure. Terminal posts go there — a fence is never fixed into an enclosure frame.

How long does an estimate take?

One business day for a response, and a full estimate as soon as the scope is defined. If we cannot hit your bid date we tell you the same day instead of going quiet.

What if something fails after you finish?

Our work carries a one-year limited workmanship warranty: if something we installed fails because of the way we installed it, we come back and fix it. Materials keep their manufacturers’ own warranties, which are usually longer. It has exclusions, and they are the usual ones — misuse, accidents, storms, settlement, missed maintenance, and work done by someone else after we hand over. On commercial and occupied-facility scopes the warranty is the one written into the contract.
