CHALLENGE
An open rear patio the owners could not really use: no roof, no screen, and rainwater running off where it should not.
SOLUTION
Slab extended over a vapour barrier, reinforced with #5 rebar and welded wire mesh, and poured in 4,000 psi polypropylene fiber-reinforced concrete. Aluminum enclosure framed and screened over the patio, dome roof panels and screen door fitted, gutter and downspout tied into the existing run. Engineered and sealed by a Florida professional engineer for 130 mph winds under the 2023 Florida Building Code, and permitted through the city's code review.
RESULT
A screened lanai in daily use, with the water going where it was meant to.
